2×20 L-shaped container as an annex: 29.5 m²
Two 20 ft in an L. Weekend house or rural holiday let on a plot with difficult access.
It works as an annex, office, studio or holiday let. To live in it, the câmara asks for at least 35 m² gross (T0) and minimum areas, widths and ceiling height in each room. Compared with the minimums for a T1 (1 bedroom), it fails 4 points:
| Room | Has | Needs | Result |
|---|---|---|---|
| Gross area | 29.5 m² | 52.0 m² | Fails |
| Bedroom double width 2.20 m, needs 2.40 m | 7.0 m² | 10.5 m² | Fails |
| Living room width 2.20 m, needs 2.40 m | 7.7 m² | 10.0 m² | Fails |
| Kitchen | 7.6 m² | 6.0 m² | Meets |
| Bathrooms | 3.5 m² | 3.5 m² | Meets |
| Ceiling height | 2.25 m | 2.40 m | Fails |
Indicative. RGEU (General Building Regulation) arts. 65 to 69, still in force until the new technical regulation comes out. Confirm with the câmara and an architect.
How much it costs
Between €40,822 and €55,229, VAT included at 23% and a ±15% margin. Balanced finish, one-trip containers, urban plot with water, power and sewage at the boundary. The land is not included.
It includes 8% more than the same area in simple containers. The structural link has an almost fixed cost and weighs more in a small set: ~+6–10%.
Build complexity: medium.
For and against
For
- Two small modules reach plots a 40 ft cannot get into (access, cranes).
- The corner becomes the kitchen and hinge: sleeping in one wing, living in the other, deck in between.
- Cheap to found and transport; good for phases (one container now, another later).
Against
- 29.5 m² gross: below the RGEU T0. A permanent home cannot be licensed like this.
- A standard 20 ft gives ~2.25 m ceiling height: insist on 20 ft High Cube; the joint costs almost as much as on a 40.
Sun orientation
Deck in the corner facing south/east; the west wing gives afternoon shade; north side almost blank.
Adjust the finish, used or new container and the land, and see the cost line by line.
