2×40 cantilevered container as an annex: 59.4 m²
Stacked cantilever with a terrace. Anyone who wants a house with “architecture” and a terrace, and accepts paying for the structure.
It works as an annex, office, studio or holiday let. To live in it, the câmara asks for at least 35 m² gross (T0) and minimum areas, widths and ceiling height in each room. Compared with the minimums for a T1 (1 bedroom), it fails 2 points:
| Room | Has | Needs | Result |
|---|---|---|---|
| Gross area | 59.4 m² | 52.0 m² | Meets |
| Bedroom double width 2.20 m, needs 2.40 m | 6.7 m² | 10.5 m² | Fails |
| Living room width 2.20 m, needs 2.40 m | 11.3 m² | 10.0 m² | Fails |
| Kitchen | 7.7 m² | 6.0 m² | Meets |
| Bathrooms | 6.9 m² | 3.5 m² | Meets |
| Ceiling height | 2.50 m | 2.40 m | Meets |
Indicative. RGEU (General Building Regulation) arts. 65 to 69, still in force until the new technical regulation comes out. Confirm with the câmara and an architect.
How much it costs
Between €66,551 and €90,038, VAT included at 23% and a ±15% margin. Balanced finish, one-trip containers, urban plot with water, power and sewage at the boundary. The land is not included.
It includes 22% more than the same area in simple containers. 3 m cantilever (transfer beams ~1.5× the cantilever running back), floor cut-out for the stairs, waterproofed terrace: ~+18–25%.
Build complexity: complex.
For and against
For
- The 3 m cantilever covers a deck or parking space and the setback creates a 7 m² terrace on floor 1.
- Internal stairs: a continuous house, no going outside; the office uses the strip next to the stairwell.
- 59.4 m² gross: the only T1 in the series that meets the RGEU minimum gross area (52 m²).
Against
- The top container does not sit corner on corner: it needs transfer beams and a structural engineer.
- Opening 3.2 m of floor and roof for the stairs needs reinforcement; a terrace on steel sheet needs careful waterproofing.
Sun orientation
Cantilever to the east (morning shade on the deck), terrace to the west with a pergola; main openings to the south.
