1×20 container as an annex: 14.8 m²
Annex in a 20 ft container. Garden office, guest studio or rural holiday let. Not a permanent home: 14.8 m² gross, below the 35 m² of a T0.
It works as an annex, office, studio or holiday let. To live in it, the câmara asks for at least 35 m² gross (T0) and minimum areas, widths and ceiling height in each room. Compared with the minimums for a T0 (studio), it fails 4 points:
| Room | Has | Needs | Result |
|---|---|---|---|
| Gross area | 14.8 m² | 35.0 m² | Fails |
| Living room width 2.20 m, needs 2.40 m | 5.2 m² | 10.0 m² | Fails |
| Kitchen | 4.0 m² | 6.0 m² | Fails |
| Bathrooms | 3.5 m² | 3.5 m² | Meets |
| Ceiling height | 2.25 m | 2.40 m | Fails |
Indicative. RGEU (General Building Regulation) arts. 65 to 69, still in force until the new technical regulation comes out. Confirm with the câmara and an architect.
How much it costs
Between €23,565 and €31,883, VAT included at 23% and a ±15% margin. Balanced finish, one-trip containers, urban plot with water, power and sewage at the boundary. The land is not included.
Baseline: one container, window and door openings only.
Build complexity: simple.
For and against
For
- The cheapest and quickest: a single module, no structural cuts beyond the openings.
- Travels whole on a normal lorry and fits tight plots.
- An honest plan: bathroom, kitchenette and living/sleeping with no corridors.
Against
- 14.8 m² gross: far below the 35 m² of an RGEU T0. It only works as an annex, office or tourist accommodation (to be confirmed).
- In a standard 20 ft the finished ceiling height ends up at ~2.25 m (< 2.40 m); use a 20 ft High Cube.
Sun orientation
Long south façade with a glazed door and a 60–80 cm overhang; west end almost blank.
Adjust the finish, used or new container and the land, and see the cost line by line.
