1×40 container as an annex: 29.7 m²
Studio in a 40 ft container. Studio, office or tourist accommodation. To live in it, the câmara asks for at least 35 m² and a living room 2.40 m clear in width: one container on its own is not enough.
It works as an annex, office, studio or holiday let. To live in it, the câmara asks for at least 35 m² gross (T0) and minimum areas, widths and ceiling height in each room. Compared with the minimums for a T1 (1 bedroom), it fails 4 points:
| Room | Has | Needs | Result |
|---|---|---|---|
| Gross area | 29.7 m² | 52.0 m² | Fails |
| Bedroom double width 2.20 m, needs 2.40 m | 7.5 m² | 10.5 m² | Fails |
| Living room width 2.20 m, needs 2.40 m | 6.6 m² | 10.0 m² | Fails |
| Kitchen | 5.5 m² | 6.0 m² | Fails |
| Bathrooms | 3.5 m² | 3.5 m² | Meets |
| Ceiling height | 2.50 m | 2.40 m | Meets |
Indicative. RGEU (General Building Regulation) arts. 65 to 69, still in force until the new technical regulation comes out. Confirm with the câmara and an architect.
How much it costs
Between €31,941 and €43,215, VAT included at 23% and a ±15% margin. Balanced finish, one-trip containers, urban plot with water, power and sewage at the boundary. The land is not included.
Baseline: one container, openings only.
Build complexity: simple.
For and against
For
- No large structural cuts: the container stays almost intact (reinforced openings).
- Clear linear layout: sleeping to the west, wet rooms in the middle, living to the east/south.
- The High Cube gives a finished ceiling height of ~2.50 m, above the RGEU’s 2.40 m.
Against
- 29.7 m² gross: below the 35 m² of a T0. As it stands, it cannot be licensed as a T1 under the RGEU.
- 0.90 m corridor and a 7.5 m² bedroom 2.20 m wide: it works, but it is tight (the RGEU asks for 1.10 m and 10.5 m²).
Sun orientation
East–west axis, large openings to the south with an overhang; west end almost blank, east end glazed.
Adjust the finish, used or new container and the land, and see the cost line by line.
