1×40 + 1×20 with decking container as an annex: 44.5 m²
40 + 20 ft with decking. A couple with a home office or guest room, on a tight budget.
Spain has no single minimum area. For the communities not shown here we have not confirmed the minimum in the regulations: ask your ayuntamiento. Check with an architect before you choose a plan.
How much it costs
Between €52,400 and €70,895, VAT included and a ±15% margin. Balanced finish, one-trip containers, urban plot with water, power and sewage. The land is not included.
Container prices from Spanish depots (2025–2026) and building work with a Spain factor on the Contentar engine, checked in November 2026. IVA (VAT) at 21%. Canarias, Ceuta and Melilla are not covered.
It includes 6% more than the same area in simple containers. One 2.2 m end/side link and a flashing: ~+5–7% (deck and pergola extra).
Build complexity: medium.
For and against
For
- The 20 ft to the west shades the deck and closes a south patio without a third container.
- A 13 m² bedroom 2 away from the living area: guests, office or a teenager.
- A glazed gallery to the south opening straight onto the deck.
Against
- Narrow living room and kitchen (2.20 m) and a 0.90 m corridor; bedroom 1 only 6.9 m².
- 44.5 m² built: just enough for a small dwelling; it depends on your autonomous community’s rules.
Sun orientation
40 ft to the north with openings to the south onto the deck; the 20 ft to the west cuts the afternoon sun.
