How much it costs
Between €75,812 and €102,569, VAT included and a ±15% margin. Balanced finish, one-trip containers, urban plot with water, power and sewage. The land is not included.
Container prices from Spanish depots (2025–2026) and building work with a Spain factor on the Contentar engine, checked in November 2026. IVA (VAT) at 21%. Canarias, Ceuta and Melilla are not covered.
It includes 22% more than the same area in simple containers. 3 m cantilever (transfer beams ~1.5× the cantilever running back), floor cut-out for the stairs, waterproofed terrace: ~+18–25%.

For and against
For
- The 3 m cantilever covers a deck or parking space and the setback creates a 7 m² terrace on floor 1.
- Internal stairs: a continuous house, no going outside; the office uses the strip next to the stairwell.
- 59.4 m² built: the only 1-bedroom plan in the series above 50 m².
Against
- The top container does not sit corner on corner: it needs transfer beams and a structural engineer.
- Opening 3.2 m of floor and roof for the stairs needs reinforcement; a terrace on steel sheet needs careful waterproofing.
Sun orientation
Cantilever to the east (morning shade on the deck), terrace to the west with a pergola; main openings to the south.
