How much a container home costs in the UK
A 1-bedroom home built from two 40 ft High Cube containers (2×40) costs between £69,684 and £94,278, VAT included and without land.
Container prices from UK depots (2025–2026) and building work with UK factors on the Contentar engine, checked in November 2026. VAT at 20%. Excludes land, heat pump, solar panels, warranty, CIL and stamp duty.
Price by model
Figures from the Contentar cost engine. Balanced finish, one-trip containers, residential plot with water, power and drainage. VAT at 20%, a ±15% margin, without land.
| Model | Area | Range ±15% | £/m² |
|---|---|---|---|
| 1×20 (annexe) | 14 m² | £30,698 to £41,532 | £2,580 |
| 1×40 (studio, annexe) | 28 m² | £42,063 to £56,909 | £1,767 |
| 2×40 (1 bedroom) | 56 m² | £69,684 to £94,278 | £1,464 |
| 3×40 (2 bedrooms) | 84 m² | £97,305 to £131,647 | £1,363 |
| 4×40 (3 bedrooms) | 112 m² | £124,925 to £169,017 | £1,312 |
The 1×20 is the cheapest in total and the most expensive per m²: planning, the bathroom, delivery and connections cost almost the same in a small house and a large one. The 1×20 and the 1×40 are below the 37 m² space standard for a home: they work as garden annexes.
The container is the cheapest part
A one-trip 40 ft High Cube costs about £3,600 including VAT. In the 2×40, the two containers are 9% of the bill. The rest is building work and paperwork:
- Delivery and crane. HIAB lorry from the depot to the plot. Goes up with distance and difficult access.
- Foundations. Concrete pads or piles. Depends on the soil and the slope.
- Cuts and reinforcement. Opening the walls and welding steel frames. Each wall removed between containers costs more.
- Insulation and cladding. Thermal insulation, membrane and interior and exterior cladding, per m².
- Windows and doors. Thermally broken frames with double glazing.
- Electrics. Consumer unit, circuits, lighting and the electrician’s certificate (Part P).
- Bathroom and plumbing. Full bathroom, internal water and waste pipes, hot water.
- Flooring. Floating or vinyl floor over the original floor.
- Kitchen. Units, worktop and appliances.
- Furniture. Bed, sofa, table, storage, lighting and textiles, with delivery and assembly.
- Planning, Building Regs and design. Planning fee (£610), building control, architect and structural engineer.
What pushes the bill up or down
- Finish. Budget multiplies the finish lines by 0.78 and Premium by 1.45. Container, delivery, foundations, cuts and planning do not change.
- Used container. A used grade A 40 ft costs about £2,350. You save £1,250 per container, but only after an inspection.
- Plot without services. Without water, sewer and power nearby, allow another £8,878 for connections or a treatment plant.
- Land not yet confirmed. Pre-application advice from the council adds about £2,283.
- Walls opened between containers. Each joint needs cuts and reinforcement: another £2,029 per joint.
- Heating and renewables. Not in the estimate yet. A heat pump is close to compulsory in new homes, and from 24 March 2027 the Future Homes Standard adds on-site renewables in England.
Why “from” is misleading
Many adverts show the price without VAT, delivery, foundations or connections. Some show the “Standard” version, built for the caravan rules, not the “Building Regs” version you need for an independent home: one maker lists £36,995 and £64,950 plus VAT for the same 40×12 ft unit.
What VAT you pay
The calculator uses the standard 20% rate. The construction of a qualifying new dwelling by a VAT-registered builder can be zero-rated, and self-builders can reclaim VAT on materials through the DIY housebuilders scheme, within 6 months of completion (HMRC VAT Notice 708).
An annexe that cannot be used or sold separately pays 20%. Architect’s fees always pay 20%. Residential caravans built to BS 3632 are zero-rated. Ask an accountant before you sign.
Planning, building control and fees
The planning line includes the planning fee (£610 for one house in England since April 2026), building control (for example £1,230 to £1,620 with VAT), architect and structural engineer. It does not include a new home warranty, CIL (self-builders can claim an exemption before starting work) or stamp duty on the land.
